Explaining the Home Buying Process
What to Expect
AtThree Six Ventures, when we buy your house, we plan to do the fixing and cleaning, including a full renovation, to prepare for resale. We generate profit by regabilitating your home, and passing it on to another homebuyer.
How does this benefit the homeowner?
Our value is for those who want a fast, uncomplicated, and transparent cash sale. We can typically complete this process in 7-10 days of signing a contract. We generate profit from buying from you as is, renovating, and reselling.
Step 1
The first stage is an introduction conversation, usually by phone, where we will gather information on your property, do some research, and give you an idea of what we can offer. If there is a general verbal agreement we schedule a home visit
Step 2
At this point our project manager will take a brief tour of your home. Here we are looking to get an idea of what we would have to spend to ready the house for resale. This plays into how much we can offer.
Step 3
Now we have enough information to make a definite offer, and enter into contract. We will typically send offers via secure email, however if a home signing is preferred we can do this as well.
Inspection
In Florida, there is an inspection period built into contracts where the buyer has the right to have the property inspected for major issues and cancel or renegotiate the contract if they are found. ONLY in situations of major, previously unknown problems will we exercise the right to opt out of or ask for concessions on the contract
These would include:
Major Roof Damage
Foundation Damage
Water Damage
Mold
Whole House Replumb
Closing
Barring major inspection issues, closing typically happens within 7-10 days of signing the contract. As we buy using our own funds, we don’t need appraisals or bank approvals
We work closely with you and the title company to ensure all documents are prepared and arrangements are made for closing day.
We cover all seller closing costs, typically 6-8% of sale price. You will get the full agreed upon amount on closing, with no fees.
